Poor credit? We can review your mortgage options

We understand that not everything in life goes to plan. You could have fallen behind on credit card or loan payments, have a CCJ (County Court Judgement), be in arrears or have experienced bankruptcy.

Whatever your situation, we appreciate that everyone is different, and we will spend time talking through the mortgage options that are right for you.

What is poor credit?

Mortgage lenders want to know that you’re a safe bet when it comes to borrowing money against a property. Lenders do this by referring to a credit report which records whether you’ve borrowed money before, how much you owe and whether you’ve kept up with repayments.

A track record of missed or late payments, for example, will result in a poor credit history increasing your perceived risk from a mortgage lender’s perspective. This doesn’t mean you can’t secure a mortgage, but it might mean that you pay a higher interest rate, put down a larger deposit or incur limits on how much you can borrow.

What happens if I have no credit history?

You could be thinking that having no credit history is helpful when securing a mortgage. In fact, the opposite is true. Mortgage lenders rely on your credit report to determine whether a person can repay a mortgage and whether they’re credit worthy so having no history means that lenders have no information to base their risk assessment on.

The good news is, we are here to help

Even though you might not have the perfect credit history, or indeed have no credit history at all, there are more and more lenders who are offering mortgages for people in these situations, enabling us to find a product suitable for your unique circumstances.
